Quality of Life Improvements for Condo Communities

Adding a few luxurious amenities can ensure that your owners have an increased level of satisfaction and improve the overall quality of life for residents.

Condos are an incredibly popular solution for residents from all backgrounds. These community housing solutions provide a convenient and beautiful place for singles, couples, and families to settle down. As the owner of a condo or a complex, it’s up to you to prove that your potential tenants can have the wonderful home life they’ve been looking for. That means more than just checking a series of boxes. Condo owners need to ensure that they’re going above and beyond to create a unique experience that customers can’t get anywhere else. One of the most obvious ways to improve your condo community’s quality of life is to develop the amenities that matter most to your homeowners. Everything from improved parking to better security strategies can make all the difference here.

1. Build a Pool (and Other Facilities)

People in the modern world are working harder than ever on staying fit and healthy. One of the best ways to do that is to take a few laps around your condo pool now and then. Pools are an excellent place for condo residents to get to know each other and burn off any extra steam. Lap pools are great for those who want to stay in shape without hitting the gym.

Alternatively, you could look into a lounge pool, complete with features that will make the environment more appealing to families and children. Once you’ve got the pool sorted out, you can begin to think about other amenities for recreation and fitness.

You might look into building a health center with some of the leading workout equipment available. Alternatively, you could invite local trainers to come to your condo and teach lessons focusing on activities once a week.

2. Work on Security and Safety

Amenities like pools and outdoor BBQs are great for giving your condo owners more fun in their day-to-day lives. However, if you’ve ever searched for the perfect home before, you’ll know that there’s more to it than merely having fun. Today’s homeowners want to ensure that they’re going to be safe and secure in their community.

Although security is particularly crucial to families, it plays an essential role in any homeowner’s decision. The good news is that there are plenty of ways to improve security in your landscape.

For instance, you can start by adding security cameras around the premises to keep an eye out for any suspicious characters.

Upgrade the locks on condo doors and windows and create a secure parking area away from the street where your customers can leave their cars every day. If you manage and equip any shared or rented spaces, make sure you tag all assets you own to prevent theft or misplacement

If you’re concerned about the security levels in your chosen neighborhood, then it might be worth finding out how much it would cost to have a dedicated security team available.

3. Visitor Parking

We mentioned the importance of secure parking spaces for residents above. However, it’s worth remembering that your homeowners will occasionally want to have people over. When that happens, your consumers aren’t going to ask their friends and family to abandon their cars somewhere halfway to the condo.

When building parking lots, make sure that you have a separate lot for visitors and residents.

There needs to be plenty of space available here, complete with charging points for electric cars. It’s up to you to decide whether this should be a paid parking environment or not. However, requiring visitors to pay for parking could easily scare away future customers.

When adding your visitor parking, try to ensure that it’s not too far away from the main building.

Your homeowners won’t want to have to give out maps just so that visitors can find their way to their front door. On the front entrance, make sure that you have systems in place to help people find what they’re looking for.

4. Get Pet Friendly

One of the biggest downsides about moving to a Condo for many homeowners is that these locations aren’t always pet friendly. Although it makes sense that you would want to reduce the risk of barking and meowing keeping your customers awake at night, it’s important not to underestimate the power of pets.

Think about how you can make it easier for your condo owners to maintain a great relationship with their furry friends when moving into your location. Maybe you could invest in building a private pet park if there isn’t one already available nearby. Perhaps you can think about adding dog walking and grooming to the roster of services that you have to offer.

Allowing pets into your condo is an excellent first step. However, don’t be afraid to look into new opportunities that might make your condo owner even more enthralled in your building, and the home life it has to offer.

5. Implement Technology

Technology is everywhere these days — including in our homes. Condos are often on the cutting edge of technology evolutions because they need to attract all kinds of people looking for space. You might already have a selection of teams that visit your condo to run business meetings and interact with colleagues.

Beyond having the essential tech in your building, like high-speed Wi-Fi and exceptional spaces for coworking, you also need to think above and beyond to deploy more comprehensive technology. The right tech helps reduce the costs of maintenance and provides in-depth data about a property and the equipment involved in maintaining the property.

Luckily, there is all-around software like RealManage that allows you to streamline your property management and have a bird’s eye view of the whole condo community.

Asset management tools make life much easier for condo owners who need to keep track of a lot of different things – from security gates to networks, and so much more. You could even use your management tools to track smart home features for your homeowners, such as tools that automatically improve security or adjust AC and heat requirements.

6. Provide Places to Relax

Every home needs a place for the resident to unwind and relax. Although a living room with a cozy sofa is a great first step, condo owners can offer even more to their target audience. For instance, you might decide to build a green space into your condo if you’re located in a city or urban-style area. This gives your residents a chance to find peace and relaxation in a “natural” environment without driving too far.

There are plenty of other relaxation stations available too. Some condo owners love using rooftop decks to showcase a high-end complex. These decks allow for amazing views and double up as a handy event space to attract more customers. The rooftop can include everything from fire pits and lounge chairs to outdoor kitchen and dining areas.

Don’t forget to give people of all ages plenty of entertainment opportunities. For instance, you might have a lounge for people who want to watch the football game together before heading off. On the other hand, you could invest in game rooms and playing areas for children, when parents need time to relax or focus on work.

7. Explore Luxury Bonuses

The more luxurious your condo is, the more it will appeal to customers in search of the perfect quality of life. However, remember that many luxury bonuses will seriously increase the prices of building and maintaining your real estate, so you’ll need to budget accordingly.

If you do have enough cash to do something special, you might start with something like a home movie theatre, where people can watch the latest releases alongside some popular classics with friends and loved ones. These environments are often relatively inexpensive to run – just as long as you don’t plan on showing the newest movies straight away.

Other options could include having an in-house salon or hairdressing environment where people can go to make themselves look great before going out to work. Spa-like settings for massages, pedicures, and facials often go down a treat with people who love looking after themselves.

Make Your Condo Incredible

A Condo can be a fantastic place for people of all ages to live, meet new people, and thrive. However, it’s up to you as the condo owner and manager to ensure that your facilities stand out. As the real estate market continues to develop and evolve, people are expecting more from the home environments that they visit.

Making your condo incredible means listening to your target audience’s needs and adding some of the features above if they’re relevant. For instance, luxury bonuses like an in-house movie theatre might be great for younger customers and families – but they wouldn’t be as crucial for busy professionals. Knowing who you plan on selling your condos will help to drive your decisions.

Don’t be afraid to ask for feedback, either. Polls and surveys on the features that your users would like to see are an incredible way to gain insight.
