Real Estate Development: At least it’s not Raining

This time last year, Homeowners Associations (HOAs) and Condominium Owners Associations in the greater San Antonio area suffered through the mildest month of the winter season. With an average annual precipitation of 32.91 inches, community developers and home builders efforts were not delayed that much within the first quarter.

We sustained approximately 3.67 inches of rainwater in the first quarter. With the cooler temperatures, homeowners associations and condominium owners associations are typically less active in terms of sales and community activities; however, this is the time that builders can get a lot of work done prior to the second quarter when we sustain a lot of rain.

In April 2015, the greater San Antonio area received more than 7.54 inches of rainfall whereas we normally sustain 2.6 inches. In May, we sustained more than 8.57 inches and June was around 6.42 inches of rainfall with normal rainfall sitting at 4.72 and 4.29 respectively. San Antonio received more than 68% of our average annual precipitation in the second quarter of last year. The average rainfall nearly doubled in the second quarter. This, of course, had a consequential effect on homebuilders and developers within HOAs and Condominium Owners Associations. With that amount of rainfall, in order to maintain operations, building on the weekends and when it wasn’t raining would’ve undoubtedly occurred. While the noise on a weekend may be unwelcomed, it’s a great sign for homebuilders and perspective clients. The builders and developers of San Antonio are committed to meeting their deadlines, regardless of the adverse weather conditions. It truly speaks volumes for the great lengths they’ll go to achieve mission success.

At RealManage, we empower developers, builders, residents of the HOAs or condominium owners associations, vendors, and the boards alike. While rainfall may inhibit work during the day, we can use that time to complete build-out budgets projecting declarant funding and ensuring cost-avoidance. We can also use that time to train residents on the realities of buying into a developing community. HOAs and condominium owners associations can use this time to establish committees, sports teams and create an identity for the community. Our team can assist with lifestyle coordination and planning. While the rain may slow down one aspect of a community, the team can still progress towards achieving overall mission accomplishment.
