A Homeowners' Association (HOA) is essentially an incorporated business entity with a fully functioning board. Every board member, including the president, has roles and responsibilities to the HOA. 

Understanding your roles as an HOA president will enable you to fulfill your duties towards the HOA and serve the community well. Roles may differ slightly depending on the HOA's bylaws and Declaration of Covenants, Conditions, and Restrictions (CCRs). 

Here is an overview of the common roles and responsibilities of an HOA president. 

Duties of an HOA President 

Some of the most common and important roles of an HOA president include 

1. Signing Important Documents 

Like the CEO of an incorporated business, the HOA president is required to sign many formal and legal documents such as new amendments, contracts, and other legal documents. It is prudent to read and understand all documents before signing them. The association’s attorney should help prepare and review all documents prior to signing as well. 

2. Overseeing Financials 

Oversight of financial transactions is primarily within the HOA treasurer's role. However, the HOA president is also typically involved in coordinating and making emergency decisions.

Some HOA rules also allow the president to take over all of the treasurer's roles if the latter is not present. Regardless of the situation, maintaining clear and detailed financial records is essential for ensuring accountability. 

3. Leading Meetings 

An HOA's board of directors should meet regularly to discuss issues affecting the association and community. The HOA president chairs the meeting, sets the agenda, and is the leader of all meetings. Their leadership sets the tone for meetings and the community as a whole. 

The President liaises with board members to set meeting dates and agendas. They can also instruct the board's secretary to send out notices of meetings. 

4. Liaising with Management Firms 

HOA presidents and board members have jobs and lives apart from the business of the association. Most associations hire a management firm to handle the community's day-to-day management but the President is the liaison with the company, communicating and giving direction to the community manager.

5. Appointing Special Committees 

HOAs regularly host community-wide events, such as community movements and parties. Organizing and running such events can be hectic, hence the need for special committees to ensure they run smoothly. 

Sometimes, the president has the power to choose and appoint committee members. Presidents should be impartial when appointing members to special committees – appointments should be based on the person's competence and contribution to the committee.
