Too busy to be an active board member in your homeowners association (HOA) but still want to give back? A great way to do so is by serving as a member of the Architectural Control Committee (ACC). The ACC’s duty is to facilitate the architectural/landscaping modification process within a deed restricted community. For more specific information on who they are and what they do, you can check your community’s by-laws and the declaration of covenants, conditions, and restrictions provide the criteria each home remain in compliance with at all times in order to protect property values.

Times are changing. That goes without saying—so empower your board, community, and residents with ACC policies that outline any changes in the times. A hot topic nationally on HOA forums is solar power. While there are many benefits to solar power, it makes some residents cringe because they feel that the panels are unsightly and diminish property values. Builders and developers typically agree that they create an illusion of “anything goes here” in communities that they’re not restricted. I recommend that each HOA consults with the association’s attorney to write a policy or provide some sort of written direction to the board in order to protect the boards, the committees, the communities, and the residents from misinterpreting law through a sales effort, etc.
